Descripción : The Sustainable Productive Housing Project is a proposal to the execution of “the Master Urban Plan Quitumbe-Turubamba”, which was a result of ARO-960-2014. The main long-term objective of this plan is to develop a productive and decentralized city model based on the decommissioning of the fuels storage plant “El Beaterio”. The presence of El Beaterio in the city has generated both social and environmental problems such as: dispersion and disarticulation of the city, high level of pollution, low land occupation intensity, and poor quality of life. Therefore, this Project is an opportunity for the residential sector to change from an inefficient urban model to a model of a more compact city and a more efficient use of land. In addition, this new model will generate more comfortable housing spaces in order to meet the needs of the city, which aims to consolidate the population and create more social integration. The Project is a response to the different people resettlements that happen in the area of study –Quitumbe-Turubamba- on which is easy to find disorganized commercial infrastructure on the lower level of their residences. At the same time, the skyrocketed and unplanned expansion of the city urban footprint has left many pieces of land with agro-residential characteristics within a disorganized urban framework, and with low population densities which are not aligned with a more responsible use of resources. Therefore, the Project’s proposal is to cluster in just one area a medium-high density community in vertical housing provided with office buildings and shops, financial centers, community centers and amenities, local government services, recreational and green areas, and agribusiness areas. Likewise, the Project will be focused on the preservation and reduction of use of resources through the implementation of environmental strategies such as: efficient use of rainwater, use of solar energy and thermal heating, and use of recyclable materials; thus, these strategies will generate a better model of production, consumption and distribution in-situ.Finally, as a consequence of the implantation of the Project, it will be feasible to mitigate and reduce the environmental impacts, primarily, caused by displacement of the population in non-massive transportation systems (single cars) to carry out their daily activities; moreover, it will be possible to achieve a sustainable communitarian economic development which will serve as an urban-architectonic development model for the future expansion of the city.
