Descripción : Constructora e Inmobiliaria Paz is a property developer which was constituted in Cotacachi city as a limited liability company with contributions of four partners. Paz objective is the construction and commercialization of accommodation options. Paz also emerged as an option for an unsatisfied demand which has preference for single accommodation with modern space distribution as follow: three bedrooms, one living room, one kitchen, three bathrooms, one cellar and open spaces. The target market is the middle and middle - upper social classes from Cotacachi city especially young couples who are in professional growing process and looking for accommodation. This project will fulfill with the following three conditions which are advantages against the competitors: good location, excellent distribution and low prices. The flanker strategy will be applied in order to pay attention to a portion of unattended population through several publicity tools. The sales terms will require the ten percent payment at the moment of signing the contract, thirty percent with a direct financing and seventy percent when the dwelling is completely built. The marketing strategy implies to difference the product, so the company will show the attributes of the dwelling through emphasizing in shapes, good characteristics, quality, uniformity, durability and style. The company staff is formed by a Chief Executive Officer who will be in charge of the administration, financial and marketing departments. The production manager will be in charge of building and also there will be staff for sales, taxes, operations, warehouseman, inventory and a work supervisor. Financially speaking the project is profitable. In accordance to a view with leverage, the study presents a NPV of USD $172,767.00 and an IRR of 83%. In a view without leverage, the NPV is USD $148,708.00 and IRR of 50%. All of these views indicate a positive NPV and an IRR higher than the opportunity cost.
