Descripción : This business plan aims to develop a viable and profitable study for the implementation of a real estate company in Quito focused on the American market. The project is intended to American retirees, because a lot of them have identified in Ecuador an opportunity to live and enjoy their retirement. People feel attracted by affordable prices, climate, culture and other reasons, by which the International Living magazine has chosen Ecuador for fifth year, as “Best Place to Live”. The country has won several tourism awards worldwide that have caught the attention of international audiences and have increased the number of foreign visitors in the country. This business plan proposes to satisfy the needs and wants of the target market by providing a comprehensive brokerage consultancy service to promote sales and purchases of immovable property. The market research found that there is a flaw in the quality in the current real estate service, in which 56% of respondents showed their will to use the services that this business plan propounds. There will be offered a complete follow-up in the buying and selling process. It will be divided in four stages: pre-sales, sales, post-sales and automation. The service will be supported with a unique information management system. It will be complemented with real estate inventory data from Ecuador and United States. The information will be provided by the Multiple Listing Service (MLS) that is endorsed by the Asociación de Corredores de Bienes Raíces del Ecuador. The main channel of promotion and marketing is the internet. The website is the communication link in between customers and the company during the whole process. The offices will be located in Quito, Pifo, Francisco de Orellana street and Diego Vasquez de Cepeda. The projects internal rate of return (IRR) without debt is 47.6% and with debt is 66%. The initial investment is USD 48.758,00 which will be financed 70% with debt and 30% with the input from shareholders. After the market and financial analysis, it can be concluded that this business plan is a great opportunity for current investment and it is sustainable over time.
