| Resumen : | Dentro del Distrito Metropolitano de Quito se generó un plan de ordenamiento urbano para el barrio El Batán el cual nos indica a través de una fase de diagnóstico en el cual se establecen potencialidades y problemáticas que existen lotes subutilizados y vacantes debido a que el uso de suelo es industrial, existe una irregularidad de forma de manzanas dejando en desprestigio varios lotes. Se toma a consideración las temáticas de morfología la cual tiene un trazado irregular y también es afectado por la topografía, movilidad existe una falta de circuitos de buses dejando desabastecido a el transporte público e incrementando el vehículo privado, dentro del espacio público carece de espacios para la interacción social y falta de vegetación y por ultimo equipamientos principales como la UDLA, Granados Plaza y la Estación de Rio Coca que son entes principales de comercio y activación del lugar. Después de un estudio se propone el equipamiento de Parque Cementerio el cual tiene como fin potenciar el barrio y convertirlo en un bosque almacenado de vegetación el cual potencia la biodiversidad, se sugerirá una forma distinta de entierro para ser amigables con el medio ambiente, se busca satisfacer las necesidades de demanda del tipo de usuario analizado, el equipamiento busca introducir un espacio público debido a los recorridos a través de plataformas a distintos niveles que se generan, así este proyecto integra puntos clave y satisface a todo la comunidad brindando un servicio completo y vinculado con su entorno inmediato, logrando mejorar la calidad urbana del sector. |
| Descripción : | In the Metropolitan District of Quito, an urban planning was generated for El Batán neighborhood, which indicates us through a diagnostic phase in which potentialities and problems were established that the underused and vacant lots are due to the fact that the use of the land is industrial, an irregularity exists in the form of the blocks discrediting several lots. The morphology themes are taken into consideration, which have an irregular outline and are also affected by the topography, in mobility there is a lack of bus circuits leaving public transport shortages and increasing the private vehicle, within the public space it lacks spaces for social interaction, lacks vegetation and finally main facilities such as UDLA, Granados Plaza and the Rio Coca Station which are the main entities of trade and activation of the place. After a study, the equipment of the Parque Cementerio is proposed, which aims to enhance the neighborhood and turn it into a stored forest of vegetation which enhances biodiversity, a different form of burial will be suggested to be friendly to the environment, seeking to satisfy the demand needs of the type of user analyzed, the equipment seeks to introduce a public space due to the routes through platforms at different levels that are generated. Thus, this project integrates key points and satisfies the entire community, providing a complete service linked to its immediate surroundings, managing to improve the urban quality of the zone. |
